A Building Energy Rating (BER) certificate is a legal requirement when selling or renting a home in Ireland. Here's everything you need to know.
What is a BER certificate?
A BER certificate rates the energy efficiency of a property on a scale from A1 (most efficient) to G (least efficient). It's assessed by an SEAI-registered BER assessor who visits your home and measures insulation, heating systems, windows, and more.
When do you need one?

- When renting out a property
- When applying for certain SEAI grants
- When carrying out major renovations
Cost in 2026: €150 – €300 depending on property size and location. Larger or older properties with complex layouts can reach the higher end.
How long does it take? The assessment itself takes 1-2 hours. The certificate is usually issued within 24 hours.
How to improve your BER rating:
- Add attic insulation (the single biggest improvement)
- Upgrade to a heat pump
- Install double or triple glazing
- Add cavity wall insulation
- Replace an old boiler
SEAI grants: The SEAI Warmer Homes Scheme and Better Energy Homes scheme offer significant grants for energy upgrades. A higher BER also increases your property value and reduces energy bills.
